La presente acta se elabora conforme al Artículo 2412 del Código Civil Federal, que establece la obligación del arrendador de entregar el inmueble en buen estado (buen estado) para el uso convenido, y en cumplimiento del Artículo 2441 CCF, que obliga al arrendatario a devolver el inmueble en las mismas condiciones en que lo recibió, salvo deterioro por uso ordinario. Los defectos preexistentes registrados en esta acta quedan excluidos de la responsabilidad del arrendatario.
