PARÁGRAFO PRIMERO. — Conforme al Código Civil Artículo 1568, los arrendatarios reconocen que frente al arrendador podrán ser solidariamente responsables por la totalidad del canon. La distribución interna aquí pactada rige exclusivamente entre los arrendatarios.

CUARTA. — RESPONSABILIDAD POR DAÑOS

Conforme al Artículo 2005 del Código Civil, cada arrendatario será responsable de los daños causados en su espacio de uso exclusivo. Los daños en áreas comunes serán responsabilidad compartida, salvo que se identifique al responsable específico. Los daños causados por visitantes serán responsabilidad del arrendatario que los invitó.

QUINTA. — REEMPLAZO DE ARRENDATARIO

El arrendatario que desee retirarse deberá notificar al otro arrendatario con mínimo treinta (30) días de anticipación y obtener el consentimiento del arrendador conforme al Artículo 17 de la Ley 820 de 2003. El arrendatario saliente será responsable de su cuota hasta la fecha efectiva de salida y deberá entregar su espacio en buen estado.

SEXTA. — RESOLUCIÓN DE CONFLICTOS

Las controversias entre los arrendatarios se resolverán: (a) primero, mediante diálogo directo entre las partes; (b) segundo, mediante conciliación ante un centro de conciliación autorizado por el Ministerio de Justicia y del Derecho conforme a la Ley 640 de 2001; (c) tercero, ante el Juzgado Civil Municipal competente para reclamaciones inferiores a 150 SMLMV.
