b) Presentar demanda ante el Juzgado Civil competente por la vía del juicio especial de desahucio, solicitando la rescisión del contrato, la desocupación del inmueble (desahucio), el pago de todas las rentas vencidas desde la primera mensualidad impagada hasta la efectiva desocupación, más intereses y costas procesales.

c) Hacer exigible la garantía (depósito de seguridad o fianza), si existiere, en los términos del contrato de arrendamiento.

El presente aviso interrumpe la prescripción de la acción del arrendador para reclamar las rentas vencidas conforme al Artículo 1041 del Código Civil Federal.
